Residential Complex with a high energy efficiency | Melnic Iurie , Bezmosciuc Dumitru

Energy-efficient buildings represent healthier places to live and work, created by using renewable resources ( sun, wind , water) that greatly reduce maintenance costs and energy consumption. An energy efficient building is actually a building that integrates into a single system the following: district , city , forest , etc. It also embodies technical and design solutions to facilitate energy saving and the use of materials with a low environmental impact which provides all the comfort for users , keeping profitable yields for developers. Adopting the ecological model for the entire life cycle of a building ( conception , design , construction, maintenance and demolition ) leads to the emergence of intelligent systems that are considering the efficient resource conservation. It is well known that energy performance can be achieved by applying three principles:
1. Reducing energy losses
2.  Increasing energy gained from renewable energy : solar radiation , wind energy etc.
3. Using the new technological systems .

These principles will guide the development of the project. The use of alternative energy sources distinguish between active and passive use of energy.
In order to achieve energy efficiency it has been used the integrated buildings design for energy efficiency opportunities associated with features of the site , capacity building and its components such as closing gaps , insulation , appliances, heating , air conditioning and ventilation systems . Integrated design has a multidisciplinary nature.

Definition of living has evolved over time : initially – it determines the unfolded phenomenon conducted directly in the house buildings; today – living determines all actions and events that are consumed on a daily basis both in dwelling ( indoor and outdoor ) as well as in its neighborhood , including those buildings ( facilities ) that in one way or another , which maintain the house. Recently, the understanding of the function of living tends to go beyond privacy.

 Republic of Moldova is currently at the beginning of ecological homes concept assimilation on a larger scale, more prominent achievements in renewable energy industry are known at an individual and a private level. On December 7, 2011 , Ministry of Economy, EU (European Union ) and the Energy Efficiency Agency held a conference inforce "Moldova Eco – Power " which will be held annually , putting emphasis on innovation in renewable energy industry and energy efficiency. Using alternative energy sources and promoting energy efficiency is a priority for Moldova , where this model can experience a broad ecological housing development.

Topicality
The energy issue concerns increasingly more experts in all fields of activity . According to World Energy Research Institute , by 2020 humanity will need up to 50-60 % more energy than before. Since prospects are not very encouraging on classic fuel reserves (oil, gas, carbine , etc. . ) that are available and  deposits concentrations for  the most important resource – oil – is located in Middle East, an area where the conflicts do not seem to ever get finished. The price of this important natural resource is constantly growing. This will spillover on Moldova because this country is dependent on imported energy (over 95 % of Moldova 's energy needs are met through imports ) . The conclusion is clear and simple – In future the energy will become less, difficult to buy and extremely expensive. In this context , energy efficiency becomes the market criteria and an important attribute for the country's economy . Key measures set out in the document " Energy Policy for Europe " , proposed by the EU Commission in January 2007 , it is mentioned the " rapid improvement of energy efficiency of buildings in the EU and taking the lead so that low energy consumption would become the standard of the new buildings.

Unprecedented technological development requires efficient use of energy and it is not just the appliances in our technological methods energoefficient but a whole extremely complex process that starts at the design stage.
Currently Moldova is developing in all its existing industries, so that a considerable growth is taking place in transportation, small industrial businesses and households, whose maximum concentration in urban areas. Hence the energy needs grow , its deficiency would result in a degradation. Therefore renewable energy and energy efficiency are seen as a way out . Increasing renewable energy contributes to the economic development of the community and diminishes the environmental impact induced by the energy and transport industry. In addition, energy efficiency is one of the key pillars of sustainability and future market demand. In Moldova the energy consumption of residential buildings represent almost half of the total energy use and pilot projects that have already been started and completed , show that investments in energy performance of buildings can result in 40-50 % savings at the consumer level .
In conclusion, in order  to change something for the future we must begin today with big steps towards the energy conservation and sustainable ecological development, the architecture has also a particularly important role .

Importance of the study
The first architects and engineers' concerns are to reduce energy consumption in buildings, came out after the first oil shock in 1973. These led to a rediscovery of environmental control principles of inside the buildings by form , orientation , the arrangement of openings , the thermal performance of the materials ,the use of  "passive" technology
If in the past chemical materials based technologies were preferred, today architecture and construction industry is gaining more land – natural model . Theory of sustainable development is the latest expression of a very old ethics involving human relationships with the environment, and the responsibilities of the present generations towards future generations.
In the XXI century the foundations of ecotehnologic civilization ensuring sustainable development of living on Earth in support of the environment, protecting existing habitat , regenerating the destroyed one and achieving a fully balanced habitat  . For achieving this process the settlements should be based on the latest achievement of technology and on developing a  ecotehnologic conscience based education. The use of new electricity generating technologies require the use of new types of architectural expression and spatial organization . It is proposed that all new buildings be designed so as to consume only half of the energy produced from fossil fuels. Proposed strategies are specifically for the integrated solar passive design and sustainable building assessment posing : siting , building form , placement holes, their size and properties of windows and glass , selection of materials , natural lighting and ventilation strategies . We recommend the use of renewable sources and technologies that rely on these sources ( sun , wind , biomass , etc. . )

• METHODOLOGY
The project was developed in three phases:
Phase I – Analytical study
Phase II – Synthetic study
Phase III – Proposal- detailed project
Phase I – Analytical study
At this stage have been proposed many different variations as volumes , construction  system , vertical and levels zoning. Then for each possibility were searched and used measure to capture and use active and passive energy. The following schemes guide the develoopment of the final concept which will be represented at the final stage.
Volume
By studying the volumes were analyzed various forms that help reduce energy losses and ways of composition and their orientation toward the cardinal points . Combined the optimal volume characteristics were derived. Vertical development is based on the principle of MODUL, that develops in a spiral shaped section from the vertical axis of the building, which represents its core , like a spine reinforced from concrete flat -sectional dimensions of 20.1×20.1m . Volume from the basis consists of three sections A, B , C , all being based on the principle of vertical development in the form of a spiral after the simple volumetric systematization . These three sections are joined by a multi- functional common ground with a height of three levels in turn each section having 22, 24 and 26 levels .

Structural system
The major aim of the study identifies the need for constructive systems that adopt a constructive system whose qualities would comply with requirements of such type of block and that would provide comfort requirements .
The system is a combined construction, comprising : a rigid core concrete monolith , monolithic concrete envelope with plate type foundations concrete monolith.
This solution is characterized by specific structural elements , cantilever . This proposal is driven by a high degree of rigidity and durability.
 The brackets have a specific rigidity because they are made of metal , they work as a farm bracing fitting in monolithic concrete core , so it having a reserve of high rigidity , which allowed the author to design on the back of their , green terraces with a layer of vegetation up to 20 cm , and some units of semi-shrub trees .

Zoning levels
Analysis of functional zoning levels is expressed by the possibilities of targeting residential units (apartments ) from the cardinal points, predominates wind directions , the possibilities of heatstroke as well as configuration and location of vertical circulation and socialization spaces for tenants .
